Guys, I'll repeat what I said yesterday... I started my real estate career as an investor, and I must thankfully say...I did! It had helped me become a better agent. And when I finally got my real estate license I was a better negotiator, better at evaluating property values… I simply became better all-around.
My first transaction as an investor, while I had a license, I had made in less than 3 hours of invested time ... $5000.00!
Yes… no BS! I searched for a home on the multiple listing services in South Miami[Richmond Heights], I went out and previewed it and man it was in rough shape ... they were asking $52,500 I then made an offer of $17,500 [because it was leaning to the left and needed a total rehab] , we negotiated to $22,500 and within 3 hours I sold it for $27,500 to another agent in my office without ever closing on it in my name. Now, I'm not bragging just sharing the reality of what's possible. To confirm…I WAS LICENSED!
I often hear from my clients that one of the big reasons they got into real estate was to also become an investor because they realize that most wealth is created through investing.
Frankly, as an agent, you should be investing! Think about it… you have the access, you’re trained to find deals and negotiate…so why not you?

It was tough I will admit...but there's GREAT NEWS. The second day I called a FSBO, set a preview and when I got there I found out that they have been on the market for about 60 days. These people were almost moved out of the house because they are moving to a home in Cape Coral.
I did what you taught me and set an appointment for that night. Listed it and here's the great news - $475k (they were asking $510,000) on the 12th, showed 6 times, 2 offers on it on the 14th and just negotiated at $470k cash closing in 30 days. I did everything you told me to and got a $50,000 deposit, As-Is 10-day inspection which is tomorrow yesyes, the proof of funds were $850,000 a bigger yes!
So Mike, screw the GEICO save 15% or more, when your 15-minute recording, a 3-minute call to you, a 5-minute call to a seller to set the preview, a 40-minute appointment will gross me $14,000!! That's thousand! Better yet, I can buy 9 years worth of insurance for what I made on this ONE DEAL! Please keep your calls going, please! Thanks, Coach!"

Question... What comes to mind when you hear ... "you should have a long-term perspective?"
You know... often times most folks have a 'short-term' view of their lives and businesses... looking for the instant results...the flash in the pan goal achievement. Why? because in the last several years... we've become accustomed to this fast-paced, instant everything world that's right in the palms of our hands. I mean we see it everywhere...
"Quick weight loss"
"Easy and Fast Money in your Account in Under 60 minutes"
"Instant Leads for your Business NOW!"
Our technologies are moving in quickly! What once took us 2, 5 or even 10 years to finally figure out... is now done in under 90 days! Amazing... thus we've trained our psychology to look for those quick results and when we don't get what we want... we then question..."Why isn't this working for me?" As a result, we stop trying and begin to look for another way or even worse ...an easier way. Listen, if there's an easier and faster way to do things... I'm all in...heck ... Why not!
However, here's the challenge: Even in 'TODAY'S FAST-PACED WORLD' ... if we don't give the things we are trying enough time to work... we'll end up disappointed.

One of the greatest Violinist of our time ... Itzhak Perlman was giving a concert and at the end of the concert a young lady, an aspiring violinist herself, came up to Perlman and told him that she would give her life to learn how to be as great as he was and his answer to her was... "I have given my life."

The daily disciplines... for a great 2019 and beyond... I caught up with a past client this weekend ... John James who I coached for about 4 years about two years after the 2008 crash. He decided to get into the business from corporate America as a C-Level Executive. He was traveling a ton and he needed more time for his family, but more importantly to him … his young daughter. He's now an executive consultant on leadership stuff. He was in the business for a couple of years before I started to coach him. He said… ‘I was working my ass off’ and doing some business about 8-10 deals a year, but not enough to continue the lifestyle he needed to maintain. From 10-125 deals in under 5 years… After we began the training and coaching, John began to pick up the steam. He said he was disciplined at work but no real foundational routines. At any rate, as we were talking and reflecting, I asked what caused the shift and if I could share it…he said… ‘absolutely… you better!” Today, what I wrote after the call... may surprise you and I will share with you on today’s 15-Minute Huddle. The habitual procrastinator is always an expert creator of alibis.If you are so inclined, you can always find dozens of reasons why something can’t or shouldn’t be done — and precious few why it should or could. It is far easier to rationalize that it’s too difficult, too expensive, or too time-consuming than to accept the idea that if we are willing to work hard enough, smart enough, and long enough we can accomplish anything. Instead of making a commitment, we make up an alibi.
If you find that you frequently invent excuses for why you didn’t do something or have a million reasons why something didn’t work out as planned, it’s time for a reality check. If the market slows down ... Can I still have the present rate of growth in my business?
Without a question having others to support you in your growth well having a great market is very helpful ... the challenges we become dependent on others and on the market.
We must look to be independent of those things while having an interdependent relationship, so we have better control of our results. If these things change in a positive manner that's great and if not, we are typically on our own to figure a solution out. Therefore, it's incumbent upon us to take responsibility and address the questions above so we are more fluid in our psychology, our skills and actions.
Some final thoughts when you are faced with a challenge or change most especially when we are looking to be independent in our businesses.
Here are some steps to take:
Identify the change or the challenge
What's it costing me in my business?
What are 4 or 5 solutions?
What's the timetable for taking the necessary actions?
Do them daily!
Let's keep in mind that there is always a solution when you take the time to think and act upon any challenge or obstacle that you are faced with.
